Updated November 1, 2026 · referral service, not a contractor

Livonia Basement Waterproofing (livoniabasementwaterproofing.com) is an independent local referral service for homeowners in Livonia, Michigan who have a wet basement, a leaking foundation or a failing sump pump. It is not a contractor, not a franchise and not a national lead company.

Example: an inspector looking into a crawl space opening, the kind of check done during a free Livonia estimate — Example photo of an inspector looking into a crawl space opening. Not a Livonia home and not our work.

What this site is

Livonia Basement Waterproofing exists to give Livonia homeowners a straight answer about basement water and one introduction to a local contractor, instead of a lead form that sells your number to five companies at once. It is a small, independent website with no connection to any contractor's brand.

Step by step

You describe the problem in the form.
We pass the request to one independent waterproofing contractor who serves Livonia. Not five. One.
The contractor contacts you and gives a free estimate. You decide; there is no obligation.
The contractor may pay us a referral fee. You never pay us anything, and the fee does not change your price.

Plain promises

We say plainly on every page that we are a referral service, not a contractor, and we hold no contractor license.
No fake reviews. Any testimonial you ever see here will be from a real homeowner who agreed to be quoted.
No fake office. We have no storefront in Livonia; the contractor comes to your home.
Local facts on the Livonia page are sourced (Census, USDA soil survey, National Weather Service, FEMA, city permit pages) and dated so you can check them.
We recommend you verify any contractor's license at michigan.gov/lara before signing.
